You all know that the safe secure and best investment in Islamabad's real estate is in CDA sectors.
If we talk about Margalla facing CDA sectors, then C-14, C-15, and C-16 of the C sector series are included, while D-12 is worth mentioning in the D sector series, and if we talk about the E sector series, then E-7 to E-11 are included in the Margalla facing sectors.
Sector C-15 is located on Margalla Avenue, which is only 2.25 km away from GT Road. On the other hand, it is about 4 km away from Sector D-12. In addition, C-15 is only about 13 km away from F-9 Park. While the Blue Area is only about 18.75 km away from Islamabad.
Sector C-15 is a Margalla-facing sector of CDA built in a radius of about 4.22 square kilometers with a length of about 1.78 kilometers and a width of about 825 meters. In which 500 square yards i.e. 1 Kanal and 25x50 plots are available. Let me tell you here that out of these 25x50 plots, not even a single plot is transferable and none of these plots are allotted by CDA no, I do not recommend any kind of transaction or investment in these plots and we recommend only CDA allotted plots.
The development process is still underway in Sector C-15. Minimum 40-foot-wide streets and a maximum 150-foot-wide main boulevard roads are being constructed in Sector C-15. 50, 60, 70, and 80-foot roads will also be constructed in C-15. 2 commercial centers will be built in Sector C-15, out of which one commercial center has an area of 100 -Kanals while 55-Kanals of land has been allocated for the other center. In addition, commercial areas will also be built in different portions of Sector C-15. In addition, a playground covering an area of 10-Kanals will also be built in C-15 and parks will also be built in different parts of Sector C-15 along with all these parks, space will also be allocated for Mosque and schools. In addition, a college in an area of 16-Kanals is also part of Sector C-15. Along with all these amenities, this area has been allocated for apartments.
Now let's talk about the prices of Sector C-15 in February 2025 and define them area-wise.
1. The prices of Margalla Avenue front plots in Sector C-15 range from Rs 50 million to Rs 550 million.
2. The prices of 1 kanal in this portion of Sector C-15 range from Rs 3.10 crore to Rs 3.40 crore.
3. The prices of 500 square yards in this area of Sector C-15 are from Rs 2.40 crore to Rs 2.60 crore.
4. While the prices in this portion are from Rs 3 crore to Rs 3.40 crore.
5. The prices in this portion range from approximately Rs 3.25 crore to Rs 3.50 crore, depending on the location.
6. The prices of 1 kanal in this area of Sector C-15 are from Rs 2.70 crore to Rs 2.90 crore.
7. The prices in both these areas of Sector C-15 are from Rs 2.40 crore to Rs 2.60 crore.
8. In this portion of Sector C-15, the price of 1 Kanal on the main road is about Rs 3.50 crores, while the prices of standard plots are plus or minus Rs 2.80 crores.
9. And lastly, the prices of 1 kanal in this area of Sector C-15 are from Rs 2.60 crores to Rs 2.90 crores.
And finally, compare the prices of plots in the sectors next to Sector C-15 competitively. If we compare the prices of 1 kanal plot in Sector C-14, right next to Sector C-15, then the price of 1 Kanal in C-14 starts from a minimum of Rs 5 crore and goes up to a maximum of Rs 6 crore. While in Margalla Avenue Front, the prices start from around Rs 7 crore. Which is almost double that of Sector C-15. Similarly, if we compare the prices of Sector C-16, then this sector is also under development and here the prices of 1 kanal plots start from a minimum of Rs 2 crore and go up to a maximum of Rs 3.75 crore, which is relatively close to Sector C-15.
