NJ home inspector describes several different types of cracks found in foundation walls. Horizontal cracks are usually the most severe and can indicate a significant structural issue. This type of cracking is typically caused by expansive soils and hydrostatic pressure pushing on the exterior of the walls. The pressure over time exceeds the design capacity of the wall causing the failure. This type of cracking is usually visible in the mid-section of the wall and may travel the entire length of the wall. There are some solutions to fix this type of problem with carbon fiber straps being the most used type of stabilization. Diagonal cracks found at the corners of a home or building can be evidence of differential movement. Differential movement occurs when one area of the foundation settles at a faster rate than the other areas causing the cracking. Vertical cracking is usually caused by typical settlement and most of these cracks falls under the category of normal and expected. There are some types of vertical cracks that can be severe. It is up to the experienced New Jersey home inspector to determine if the cracking in the foundation warrants further evaluation by a structural engineer. Not all cracks are significant some cracking is normal and expected.
