🏡 Coachella Valley Real Estate Market Update with Steve Stefani
What’s happening in the market right now? Here’s a quick look at the latest trends in the Coachella Valley over the last three months:
📉 Compared to the same period last year:
• Sales volume is down 1%
• Home values are down 3%
📈 Compared to the prior three months:
• Sales volume is up 6%
• Home values are up 7%
📝 One of the biggest signals in today’s market: the number of properties in escrow is now at its highest level since June 2022.
🏦 Why does that matter? June 2022 was when the Fed began its aggressive rate hikes, which pushed many buyers to the sidelines. Today, with mortgage rates continuing to ease and real wages rising, affordability has improved and more buyers appear to be reentering the market.
👀 This may be a sign that pent-up buyer demand is returning to the desert.
