When discussing tile roofs we do not talk very much about the tiles themselves as they are mostly a cosmetic component except as a sunscreen and projectile barrier for the system beneath it. It can be said that the metal flashings are the single most important detail of any roof system but with tile roofs it is the underlayment that is most crucial. As the waterproofing component of the roof, and given there are many different underlayments available from several manufacturers, the underlayment is the single most important thing to consider when looking at the Scope of Work of a proposal.
Metal roofs, more specifically, Galvalume standing-seam metal roofs, are made by a handful of manufacturers and sold by several distributors. The systems and materials offered are very similar so it is the distributor and the installers in the field who are most important to a good metal roof installation. Having the panels and accessories fabricated in a modern, established facility and installed by an experienced, well-equipped crew is paramount.
With shingle roofs the metal flashings and deck preparation are important. But, given there are thousands of nails installed on a shingle roof and the precision with which they must be placed, it really is all about the nails.
There are countless systems available for flat roof or low-slope roofing systems. Insulated or non-insulated? Single-ply? BUR? Modified bitumen? Fiberglass cap sheet? It really depends on the roof. Each roof presents its own challenges but here in South Florida it is usually all about energy efficiency and ponding issues and it is on the roofing contractor to design a system to deal with a particular problem.
