REGRETS - Moving to Florida? Why are so many retirees leaving now? Florida is experiencing a significant investor exodus, most pronounced in major markets like Orlando, Tampa, Jacksonville, and Miami. In these areas, investor home purchases have dropped sharply—often 50-70% from their pandemic-era peaks—according to sources and analyses tracking real estate trends.
A primary driver behind this pullback is the dramatic rise in the overall cost of owning property in Florida. Skyrocketing homeowners' insurance premiums (fueled by hurricane risks and market challenges), combined with higher property taxes, HOA fees, and other expenses, have made holding real estate far less attractive in Florida. These increased costs, which surged in the past few years, are prompting not only investors but also everyday retirees and homeowners to hesitate on new purchases or even sell off properties.
The trend extends beyond investors to retirees, many of whom once flocked to Florida but are now reconsidering or leaving altogether. Rising living expenses—including insurance, taxes, car insurance, long delays in accessing healthcare, and general affordability issues—are pushing them toward more budget-friendly alternatives.
Increasingly, retirees are turning to the Carolinas (particularly areas in South Carolina and North Carolina) for a better balance of cost and lifestyle. Places like Horry County, South Carolina (home to Myrtle Beach and surrounding communities) have surged in popularity, ranking among the top U.S. destinations for relocation interest due to their affordability, coastal charm, and retiree-friendly amenities.
A smart strategy many are adopting is to establish a primary home base in these more affordable spots, then rent seasonally in Florida during the winter months for beach time without the full-year commitment. This "hack" delivers the desired coastal lifestyle while dodging Florida's high ongoing costs—such as elevated homeowners and auto insurance, property taxes, and everyday hassles like long waits for doctor appointments.
In short, retirees are discovering smarter, more sustainable ways to enjoy Florida's appeal without bearing its full financial burden, contributing to a broader shift in migration and real estate patterns across the Southeast.
