Levels of market movement are no longer at their early autumn pace, yet the flow of new stock and sales agreed is still respectable for this point in the year.
The chance of a seller actually reaching completion is still the key differentiator. In November, 53.3% of homes that left agents’ books went on to exchange and completion. The remainder were withdrawn unsold. The message for vendors is clear.
Correct pricing and strong presentation are not optional if you want to be part of the group that successfully moves.
The good news?
Average sale price per square foot sits 0.8% above the same month last year and comfortably above the 2020 position. Despite tighter activity, pricing has held rather than slipped.
