Описание: Making a house which needs to be rented out needs to be designed and constructed differently. There are certain construction and design elements which must be kept in mind if you are making a rented home.
House is not always made for personal living. Most of the houses are made for living personally but in some cases there are other purposes of making or constructing a house which are as under:
House is made and given on rent to generate rental income
Partial house could be rented our and partial house could be used for personal accommodation
Working class and Overseas Pakistanis rent out houses and when they retire or come to Pakistan, they use the same house.
So, what should be the features of house or what type of house should be constructed if we need to rent it or not.
HIGHER RENTAL YIELD OR RETURN ON INVESTMENT:
Make a house where there is higher probability of price appreciation and you get a better rental yield or value. If you are making house for your own this doesn't remain to be the first priority but in this case it is.
If you get a good rental yield, the percentage spent on maintaining the house or paying taxes becomes less.
DON'T GET A PLOT WHERE THERE ARE CHANCES OF CHEATING:
Don't buy a plot at a place where there is a chance that plot can be occupied and not released by any of the tenant.
PLAN TWO HOUSES SIDE BY SIDE RATHER THAN MAKING INDEPENDENT GROUND FLOOR AND FIRST FLOOR:
If your plot has reasonable front, plan two houses side by side rather than making complete ground and first floor. If the architect has planned it properly, it can be two houses as well as one house.
RIGHT PLACEMENT OF STAIRS:
Right placement of stairs is very important and challenging. You should have clarity before you go to the designer or architect that how are you planning it now and maybe how you intend to use it in future for example if you plan to give house with two independent portions on rent and plan to shift there and use it as a single unit later in your life, you need to plan the stairs in a way that minimum breakage is required to make any amendments.
MAKE STRONG GREY STRUCTURE BUT DON'T SPEND MUCH ON FINISHING OF HOUSE:
The benefit of having it is that your house will be strong and will give you rental income for longer period. Don't spend too much on finishing because in any case if you get any tenant who doesn't take care of the house will ruin your finishing and you will love more money than what you will make from rental income.
MAKE SMALLER ROOMS BUT GIVE MORE ROOMS IN SAME SIZED HOUSE:
Making more rooms gives you better rental income. Same sized, located and type houses one with 3 bedrooms and other with 4 bedrooms, the house with 4 bedrooms will give higher rental as well as higher rental yield. If you plan to live yourself in the same house, then your plan of action needs to be different.
COVER MORE AREA:
More covered area on the same sized plot will give you higher rent.
RESIDENTIAL AREAS USED FOR COMMERCIAL PURPOSES AND VICE VERSE:
There are areas where commercial activity is being carried out in residential area. Similarly, there can be change in Government policy so get the house or home designed in a way that it can be used for commercial purposes and if required it could be amended to residential property with very less cost.
HAVE INDEPENDENT METERS FOR UTILITIES IN EACH PORTION OF HOUSE:
If you have independent meters for each floor, you will get better rent and the second benefit of this is that if at any stage or time there is a recession in rental market, you will still have your house occupied as it will have a priority.
MAKE HOUSE IN A WAY THAT IF TWO FAMILIES LIVE, THE PRIVACY OF EACH FAMILY IS NOT DISTURBED:
Tell designer or architect that two families are going to live so their privacy might not get disturbed. Their windows should be designed that way and also if there is a courtyard, it should be private.
GET THE HOUSE DESIGNED OR PLANNED:
It is important to get the house designed for rental purposes. Most of the people think that they are not going to live in that house so designing is not required but this is not true. This house needs more of layout planning. Interior designing is not required though.
PROVIDE GARDEN ON TERRACE:
If you plan to keep both portions independent, you can provide garden on first floor for family living on first floor.
FIND/ SELECT FAMILY PRAGMATICALLY:
We tend to rent out house to small families. At times it is better to rent out house to a larger family which is more civilized than renting it out to a small uncivilized family. I have been thinking the same way that house should be rented to small family but overtime i have realized that renting it to civilized family is more important.
