But just because the plans are available doesn’t mean they’re easy to use -

I want to show you some tips and tricks to get these from free download to complete permit application, and some other smart ways to use these plans

You might think uh, just print the plans and you’re gold, right? WRONG.

As an example, this is one of my favorite plan sets - after reviewing hundreds of em (and trust me there were some stinkers) I’m going to show you the special qualities that differentiate it from the others and make it truly great…

But it’s not all sunshine and rainbows (peaches and cream, rainbows and unicorns) – for example, see this tiny note where it says Energy Code for Climate Zone 12?

That one little number might seem like a trivial detail to you, but it can drastically increase the cost of your ADU, and/or lead to big unnecessary revisions with knock on effects for your whole project

Plan sets like this have hundreds of seemingly minute details like the climate zone. And I’m going to point out the most common pitfalls while reviewing different ADU plans you can download for free

In a few minutes, you’re hopefully going to understand whether this is a project you want to tackle on your own or whether you want a designer or architect to help you through the process
