For a simple studio unit, you are required to pay a deposit of KSh 48,000, followed by monthly payments between KSh 3,900 and 4,300 — for up to 30 years.
At first, it sounds like a manageable amount. But let’s break it down.
Paying KSh 4,000 every month for 30 years adds up to KSh 1,440,000, not counting interest, levies, maintenance, or penalties.
By the time you complete the payment, the so-called “affordable” house will have cost more than most middle-class homes in Kenya’s major towns.
And if you choose a furnished unit, the cost becomes even higher.
In reality, you’re not buying a home — you’re renting a debt.

Visit most of the affordable housing sites in Kenya — in places like Nairobi, Mavoko, Machakos, and Nakuru — and you’ll see flashy signs and politicians taking photos.
But behind those glossy billboards lies a different story.
Construction delays.
Unfinished buildings.
Contractors complaining about unpaid dues.
And the same companies winning tenders repeatedly.
The people meant to live in those houses? Many are still renting small single rooms in informal settlements.
The government calls it progress, but to the people, it feels like another chapter in Kenya’s long story of empty promises.
The main beneficiaries of the affordable housing program are not the ordinary citizens.
They are politicians, connected contractors, and business elites who get huge tenders and tax exemptions.
