You know when you walk into a house and instantly think, “Yeah… this feels right”? That’s this place.
It’s got that warmth about it. Not forced, not staged, just the sort of home where you can imagine Christmas mornings, muddy-boot dog walks, kids thundering through the hallway and Sunday dinners that somehow stretch into the evening.

That big, inviting focal point that makes you want to curl up with a glass of something and pretend you’re in a cottage somewhere in the Lakes. Stick the fire on, get a film on, job done. It’s just a really cosy spot.
Then the kitchen… Honestly, it’s a beauty. Loads of workspace, a proper family-friendly layout, and it feels like somewhere you actually want to cook in, not just somewhere you show off when people come round.
Because it’s all brand new, it’s got that clean, uncluttered look, and it’s one of those kitchens where people end up sitting around chatting even if they only popped in for five minutes. And with the new utility right next to it, you can keep the chaos tucked away. Laundry, muddy football kits, school bags, all hidden from sight.
There’s also that extra reception room at the front, which is one of those spaces that ends up being far more useful than you expect. Playroom, home office, gaming den, “shove everything in here before guests arrive” room… Whatever you need it to be.
And finally we have a snug/office if you just want to get away from it all and the guest cloakroom just off of the large entrance hall.
Upstairs has that same relaxed, comfortable feeling. The main bedroom has its own freshly refitted en-suite that looks like something out of a hotel. Clean lines, modern fittings, nothing fussy. The family bathroom fits the same style too. Big tiles, soft colours, and that proper “ahhh” feeling when you walk in.
And all the bedrooms are genuinely useable. Not one of those layouts where someone draws the short straw and ends up with a cupboard.
Then you get the surprise. Bedroom two has a staircase going up to a totally separate top floor. And the top floor genuinely changes what this house can be. Bedroom five is tucked under the eaves. Quiet, private, and actually quite charming. The dressing area feels like a hidden part of the house nobody expects. It’s the sort of space teenagers would kill for, or the perfect guest suite where friends can stay over without feeling like they’re intruding.
The garden is exactly what a family garden should be. Nothing pretentious, just a big, flat, private lawn where kids can put a goal up, dogs can tear around, and you can shove a table outside and actually enjoy the sun. The conservatory opens straight onto it too, so it becomes a bit of an indoor-outdoor space in summer.
