Northern Virginia Real Estate: March 2022 Market Update

Happy St Patrick’s Day and I hope everyone in the real estate market is feeling lucky today! The Northern Virginia real estate market is starting to pick up speed as we get into the spring season. New listings in February are up 37.5% compared to January, which means more choices for buyers out there. Closed sales are also up by 16%. The median sold price to original list price is 101.5%, meaning that sellers are typically getting more than their list price, indicating a very hot seller’s market already. Days on Market is way down at 6 days in February, which is almost half of what we saw in January. The inventory still remains very low at 0.34 months, indicating it is still a seller’s market.

What this tells us is that the Spring Market is shaping up to be just as crazy as last year, so my number one piece of advice is to BE PREPARED. For buyers, this means contacting us now to get you pre-approved and see if we have any off-market properties you can get and avoid the competition. For sellers, this means that if you are ready to sell, this is a great time as there is still very low inventory and tons of buyers.
