In 2021, millions of Canadians locked in five-year fixed mortgages at rates as low as one point three four percent. Those mortgages are renewing right now — at rates two and a half to three times higher. On a five hundred thousand dollar mortgage, that is an extra five hundred dollars a month. Over a five-year term, that is thirty thousand dollars more than what you have been paying.
OSFI just moved real estate secured lending to the number one risk in the entire Canadian financial system. Sixty percent of all outstanding mortgages are renewing in 2025 and 2026. And most Canadians do not know about the stress test exemption that could save them thousands.
