If you’re new to my channel, welcome.

My name’s Josh Ries, and I’m a licensed real estate broker in South Dakota and a lead generation consultant.

I started this channel and consulting business after watching far too many real estate professionals, including myself, get burned by overpriced lead generation companies and self-proclaimed “coaches” who were really just salespeople for someone else’s system.

What I believe:

There’s no one-size-fits-all approach to lead generation in real estate.

But I do believe this. You need to generate leads in the most efficient way possible, using systems you own and control, so you can actually hit your goals and keep more of your money.

I run my business and advise others with two simple rules:

Provide so much value when people don’t need you, that it’s ridiculous for them to call anyone else when they do.

Be so good at Rule #1 that it becomes impossible for people to ignore you.

Quick timeline, if you’re wondering how I got here:

✅ Learned how to run Google Ads from my aunt at around 13. Still one of the most valuable skills I’ve ever picked up.
✅ Started running ads for local businesses in high school to make extra cash.
✅ Launched my first business and realized how powerful lead gen was when CEOs started calling me asking if I’d run their ads.
✅ That business shut down. Hard lesson. Anything can disappear overnight. Never stop building.
✅ Took a job in retail. Learned a ton about people. Still ran ads on the side.
✅ Got a “career” and thought I was set. Still kept my ad clients on the side.
✅ Got my real estate license and joined my wife part-time... until the “career” didn’t work out.
✅ Went full-time in real estate. We sold homes, but we weren’t making real money. We were working like employees, not owners.
✅ Fired all the lead generation companies. Started building our own systems that we fully owned.
✅ Two years later, cut our cost per acquisition by 77 percent. (Wish I would have hit 80.)
✅ Wrote a book on organic marketing and started sharing it on social.
✅ Real estate pros kept asking questions, so I leaned into teaching.
✅ Still not 100 percent sure where this is all headed, but as long as agents are getting burned by third-party platforms, I’ll keep showing up and sharing what’s working.

What this channel is really about:

It’s mostly a collection of hard business and life lessons.

What not to do when you’re building a real estate business.

The biggest takeaway we’ve learned is this:

No one’s coming to save you.

You have to own your business and reduce your dependency on third parties as much as humanly possible.
