Sellers are liars…
Sorry to burst the bubble.
They are trying to sell their real estate,
It has been a thorn in their side for some time now.
They are trying to paint
the best picture of their investment…
Most times, the picture is unrealistic,
and sometimes the picture is downright fraudulent.
Don’t fall for the trap.
You have to, ALWAYS, do your own
market research on the property.
You’re going to have to perform ESPIONAGE on the competition,
to know how your product, which is your space for rent,
compares to market.
Then you can make a judgment on the true rents for the area,
the normal vacancy, and how your property should be priced to
take advantage of demand.
