The Buying Rentals and Building Wealth Boot Camp teaches our students how to buy both long rentals and short term rentals (Airbnb). One of the methods that works well for building wealth is the Buy, Repair, Rent, and Refinance Strategy (BRRR Method). This strategy relies on buying a property below market with borrowed money from a private lender (like me), then repairing the property to make it rent ready, and then renting the house to a tenant.
The next step is to order an appraisal and to refinance from the private lender loan into a regular conventional mortgage. Typically lenders will lend 75% of the appraisal value on rental properties. If the property was purchased at enough of a discount, the amount the lender will lend can sometimes exceed both the purchase price and the cost of repairs resulting in a no money down deal.
The goal of the refinance is to pay off the private lender loan, and to reduce the interest rate from a high interest rate private lender loan to a lower interest rate conventional mortgage. Since the bank is willing to lend 75% of the appraisal value, If you buy the house at enough of a discount you can get back more than the purchase price and repairs. This allows you to buy houses with no money down. since you are borrowing from a private lender and then repaying them, you could use the same private lender to do this again and again and again. You can repeat this process and buy as many rentals as you want all with no money down (just as long as you can find and buy houses cheap enough). This strategy is an amazing way to build wealth. It is not difficult to buy a few rentals a year, so in just a few years you could own 10 or more rentals. With 15 year fixed rate mortgages you would have a plan in place where when the mortgages are paid off you own the properties free and clear. At that point all of the rental income would be your income. If you owned 10 rentals and each rental was paying $4,000 a month then you would have $40,000 a month coming in.
