Why Novation Deals Changed Our Real Estate Business!

Описание: Novation deals have completely changed how we do real estate.

Right now, we’ve got 24 deals in escrow, and 10 of those are novation deals — deals we would’ve thrown in the trash before.

These were sellers stuck at prices like $75,000, when every cash buyer, wholesaler, flipper, or landlord was capped at $55K–$60K. No one could close that gap unless it was creative finance — and most sellers don’t want payments over time. They want their money now.

That’s where novation comes in.

When a property is:

In decent condition

Livable

Not a junker or hoarder house

And the seller is willing to wait a bit while we list it properly…

…a novation deal lets us list the home on the MLS for top dollar, pay the seller more, and still walk away with $10K–$30K profit.

The best part?
There’s way less competition, because everyone else is making the same low cash offers.

We still aim for a minimum $10K–$15K profit per deal, but novations allow us to win deals that were impossible before.
