⚠️ 1. Federal Government – ~10–12%

GST (Goods & Services Tax)
• A flat 10% GST is applied to the full construction contract.
• Example: On a $400,000 build, that’s $40,000 straight to Canberra.

Corporate Tax
• Builders and developers are taxed at 25–30% on profits, pushing costs up for the buyer.

Fuel Excise & Payroll Tax (indirectly)
• The cost of fuel for transporting materials and payroll taxes on big employers gets baked into material and service costs — and passed down to you.

Stamp Duty on Land Purchase
