For those residents that were holding on to the hopes of moving back into the building, the parking garage where the fire was has all been re-done, but the remainder of the building has not and it is now officially for sale.

Background

Westcourt Place, a high-rise building at 251 Goyeau Street / 99 Chatham Street East in downtown Windsor, has been closed and uninhabitable since a major fire in November 2019.

A class-action settlement related to that fire was approved by the Ontario Superior Court in late 2025.

While the settlement framework was finalized by a judge on January 12, 2026, the claim processes are moving forward.

The parking garage area where the fire initially occurred, has all been restored. However, the commercial and residential units have not.

For many that have been patiently waiting and hoping to return to their units, the writing is now on the wall.

The Legal Side:

The fire forced the evacuation of all 150 residential units and all 80,000 square feet of commercial space.

Former tenants have until April 30 to file their claim for a portion of the $7.3 million as the court is ordering Westcourt’s insurance company pay out to tenants.

$2.1 million of the final settlement will be paid out to the lawyers at Strosberg Wingfield Sasso LLP for their fees.The law firm launched this class action two days after the fire, more than six years ago.
