Three Reasons WHY Real Estate Business Still Has Its Potential & Opportunity:
Reason 1: Source of Income
Real Estate Business Model in Malaysia consist of Tenancy Administration, meaning rental of the property and in return Real Estate Negotiator or Estate Agent will get their professional fee from property owner.
In current economy situation of Malaysia, many people may want to rent first and buy later. It can be due to budget constraint & cash flow issue existing people choose to down size
It can be in scenario of some businesses would like to take opportunity to rent shop at good location with attractive rental. Tenancy administration can be in commercial property or residential property or even empty land.
Reason 2: Great opportunity for Personal Grow
To become a Real Estate Negotiator in Malaysia, one need to attend 2 days Negotiator Certification Course (NCC), this course will equip them with basic real estate industry knowledge.
In real estate business, a Real Estate Negotiator/ Estate Agent will be able to meet with many people, for example: property seller, property buyer, tenant, lawyer, banker and real estate developer. This will help them to build strong network.
Besides, working as a Real Estate Negotiator, one will be able to learn 3 common areas. Namely Sales, Marketing & Leadership
Sales – Sales itself is wide range of knowledge from building relationship & trust, identify customer wants & needs up closing skills.
Marketing – To be successful real estate business, negotiator/ estate agent must master the knowledge of marketing, personal branding and lead generation.
Leadership – After certain years of experience, some are passionate to lead & manage team. They can learn leadership through internal & external channel.
Reason 3: Financial Gain
Past experience tell us " after storm we will see rainbow. After crisis there would be an opportunity", interesting question is how are you going to prepare yourself to exploit opportunity, when it comes.
If you look at last global financial crisis in 2008/2009, we witnessed property boom in Malaysia after the crisis which is from year 2011 to 2014 . Many Real Estate Negotiator or Estate Agent had made double gain, commission gain and personal investment gain on property.
For example we see how property price near my office which is Publika Mont Kiara, property price appreciate at least 50% or more after last crisis.
Conclusion
To summarize for you why real estate business still has its potential & opportunity, 1. Sources of income, 2 Great opportunity for personal grow, 3 Financial gain.
