Stagnant Sales: Total sales reached 1,648, marking a 9.8% decline from last February.
Inventory Surplus: Active listings sit at 13,545, which is 37% higher than the 10-year seasonal average.
The Listing Paradox: New listings actually fell by 6.4%, yet total inventory continues to rise because homes are sitting on the market longer.
Detached Price Erosion: The benchmark price for single-family homes is $1,835,900, down 8.8% year-over-year.
The Townhome Anomaly: Attached homes are the only segment with a pulse, seeing a 7.8% increase in sales compared to 2025.
