It's during the property viewing that you can really see if you want a particular tenant in your property - especially since this is your property business.

If you're a landlord and you're conducting the viewings yourself, how exactly should you organise it?
Well, the first thing I want to say is before that tenant actually turns up for the viewing make sure that you are presenting a "show home" of a property.
This may sound really obvious but goodness knows a lot of people don't do this. They don't get there early to make sure that the house is really presentable.
Next... I'd encourage you to arrange your viewing "back to back", NOT book "block viewings". I should explain what I mean here
What a lot of people suggest is that you book block viewings. You get four or five, or six people in the house, all at the same time. The theory being if they're walking around with lots of other potential tenants, they're going to be thinking to themselves, "Wow, there's a big demand for this place... I must slap down my deposit quickly."
Personally - this approach doesn't work for me and the reason is I want to be able to spend 10 minutes with an individual. If I spend ten minutes, five minutes, a couple of minutes even and I have a GENUINE conversation with them, I will get a real sense of whether I want them in the property and I just can't do that if I've got five or six people milling around in the background.
I actually encourage you to book your time slots in at odd times. For example - give a tenant an appointment time slot of say 2.05pm and make it clear that they need to get there on time.
Next, I need to you "sell yourself" - really come across as a genuinely nice Landlord, that you're there to answer any questions they may have and that you care that they're happy in the property.
I would suggest that you have your tenants on hand when you conduct a viewing.
I have WhatsApp groups for each of my HMO's and I let the house know when I'm doing viewings. I make clear that if they are on hand, just say hi as that tenant walks by.
After that tenant's gone I then turn to the existing tenants and ask their opinion. They really appreciate this! They like to get involved in the process - after all - they're going to be living with them!
Lastly, "trust your gut instinct". When that tenant walks in the door how do you feel? Do you get an instant sense that they're just a nice person? Do you instantly kind of want them in your house? Or is there something that you can't maybe put into words?
