With Dubai going through an unprecedented demand on Villas and not just that but villas that are VACANT, Im exploring more and more options for you my client around the city to ensure that we don't miss out on the BEST possible opportunities.

I have come once more to one of my favourite " secret" communities of the city, why I love it is that not only is it surrounded by water, the community pool and gym here have a really good write up for families, there are plenty of fancy new cafes and restaurants opened up including " Brunch & Cake" and "Salmontini" to name a few.

The location is superb just seconds behind Jumeirah Lakes Towers and Dubai Marina making this a very sought after villa community. There are villas only here ranging from around 7 mill aed up to 20 mill aed. You will note online that some prices are lower than this, - those are NOT detached villas but townhouses and sometimes incorrectly labelled villas to stand out as super cheap. Normally what is too good to be true IS!

Villas for rent IF available start from 900k aed - the price seems high but that is simply because there is barely any stock - this is a well known area where 98% of residents are end users and NOT tenants hence the price is pushed up due to supply and demand. NB: Please note there ARE villas for rent around 450K aed but these are OLD, NO WATER views and have a LOT of maintenance headaches not to mention perhaps road, noisy locations. Anyone moving to these would need to spend money and do a LOT of work/ landscaping before they could move in .
