I didn’t know anything about this location till my friend told me about it and went to it and was surprised and shocked by the power and the amount of stuff left behind in the school and outbuildings

Hidden along in a Sussex town sits a red-brick campus with a long and complicated story. For decades, this was St John’s School — a specialist centre dedicated to young people with complex learning and communication needs. Today, the classrooms are silent, the signs are fading, and the future of the site remains uncertain. But behind its closed gates lies a history of care, challenge, and change.

St John’s has roots stretching back over a century. The organisation began as part of a charitable foundation focused on helping children and adults with learning difficulties. Over the years, it grew into a network of schools and care facilities across Sussex, known for supporting those who needed a more specialist form of education — children and young adults who couldn’t always thrive in mainstream schools.

The School site, occupied more than seven acres of land surrounded by trees and open space. It wasn’t just a school — it was a community. The campus included teaching blocks, therapy rooms, residential houses, and vocational workshops. Students ranged from around seven to twenty-five years old, learning everything from basic numeracy to life skills and independence training. There were sensory rooms, speech therapy spaces, and even small apartments where older students could practice everyday living.

Behind the scenes, the wider St John’s organisation was evolving too. Nationally, there was a move toward partnerships and mergers between specialist education providers — pooling expertise and resources to modernise facilities and improve long-term stability. In Sussex, these changes began to reshape how services were delivered. For the Seaford campus, however, the costs of maintaining an ageing site and meeting modern standards were becoming increasingly difficult to sustain.

In 2024, the decision was made to sell the Seaford site. Property agents described it as a “significant redevelopment opportunity” — a 7.25-acre campus including classrooms, sports halls, and residential blocks. Still classed under C2 use for residential institutions, the land was advertised for new use — from care facilities to housing, or even educational reuse. For many, it marked the end of an era that had shaped local lives for generations.

The news of its closure left the School residents divided. Some saw it as inevitable — a sign of changing times and the challenge of keeping such a large site running. Others felt sadness and nostalgia. Teachers, carers, and students had built memories there that stretched back decades. To them, St John’s wasn’t just a school; it was part of the town’s heart and history.

Now, the site sits in quiet transition. Nature is slowly reclaiming corners of the playgrounds, and the once-busy corridors echo only with the sound of wind through broken panes. Yet even in its stillness, you can feel its story — a place that once buzzed with life, creativity, and compassion. There’s talk of redevelopment, but for many who knew it, the spirit of St John’s will always remain tied to its original mission — helping people find their voice and their place in the world.

Now the school site has got police and security visit the site and been heavily locked up so if you know where this is you got a wasteful journey
