Staging Your Home to Sell - 7 Tips For Best Results In Current House Market

1. Stage the main rooms only. You do not have to fill every room with furniture. We usually only tackle the main rooms such as the living, dining, master and kitchen because those are the rooms that are used the most and help buyers visualize themselves living in the home.

2. Use appropriate sized furniture. In larger homes with more space, you can use larger pieces. For example, in this house we have a large master bedroom so we brought in an oversized tufted bed with headboard and footboard and anchored it with two nightstands. In a smaller home we would bring in smaller pieces because it would help make the space feel more open.

3. Arrange furniture to make the room look its largest. A good rule of thumb is to put the large items on the largest walls and furthest away from the entrance of a room. You want pathways to be clear and do NOT want furniture to block views or walkways. We had to play with a couple of different arrangements in this house to find the set up that looked best!

4. Keep it minimal. You don’t want to stage the home like you live there and fill every wall and table with decor. You want just enough to give buyers a concept of room size and how their furniture would look in the home. You’ll notice we only used large art pieces, major furniture items and light accessories throughout.

5. Keep it neutral. Use neutral colored furniture and decor pieces. We combine a lot of browns, taupes, greys and ivories because it looks amazing in any house and all flows together. We use a little splash of color here and there, but just enough to accent - and give it some character.

6. Combine patterns and textures. This looks amazing in photos and can really help finish off the space. We combine textures like woven chairs with wood tables and soft rugs. If you notice the master bed and sofa we combine textures and patterns with blankets and pillows as well.

7. Use greenery. We use artificial plants everywhere! We even add a splash of colors to our plants to make them more seasonal. Plants can be used as statement pieces and really help the space feel extra homey.
