Hi I’m Ian Rusnell with the Rusnell Real Estate Group at Sotheby's International Reality located here in Rolling Hills Estates.  What we’re going to do in this video is tell you the two things you absolutely need to about what’s going on in the real estate market.  Namely, is the real estate market going up or down?  And how long is it going to take to actually sell your house if you want to.

Today there are eighty four active homes for sale in Palos Verdes between $a million fifty thousand & fifteen million.  18 in Palos verdes estates, 42 in rancho Palos verdes, 15 in Rolling Hills Estates, 8 in Rolling Hills, and 1 home for sale in Palos Verdes Penninsula.
The average price of a home sold last month was 2 million 85 thousand, which is almost the same as December 2021's average of $2 million 95 thousand.
The median price of the 44 homes sold in  on the hill last month was a million nine hundred fifty thousand which is again…..  almost the same as the median sale price of the 88 homes that sold for a median price of a million nine hundred ten thousand in December 2021.
Days on the market still is much higher now that it was a year ago.   60 days on the market was the average last month versus an average of only 24 days on the market December 2021.
THE TWO IMPORTANT CHANGES TO NOTE are NOT the prices, but the number of homes sold is down 50% and the time on the market was more than double.
