Student Loans & Mortgage DTI (How to Calculate ALL PROGRAMS)

In reality, even folks with high student loan balances may qualify as long as the debt-to-income ratio overall is within acceptable limits. The various mortgage agencies have calculation methods to determine how much we need to count against you in the DTI math. These calculation methods have become more favorable for the consumer over the past few years.

In this video, I cover the DTI calculation methods used by Fannie Mae/Freddie Mac (under conventional loan guidelines), FHA, VA and USDA. I also explain strategies to optimize your chances for mortgage approval with regard to your student loan obligations.
