I'm a big proponent of industrial real estate, and while I think it can be a great investment vehicle, I've also said on numerous occasions that it should scare new investors. And while it may seem peculiar to tell stories about investors losing money on a channel devoted exclusively to industrial real estate, I feel it's important to be fully transparent.
Hearing stories of what people did wrong might help you avoid similar mistakes, but at the very least I hope it nudges you to becoming an expert prior to making any investment decisions.
I would also stress that industrial real estate is the opposite of get-rich-quick investments. But if you're passionate about the asset class, willing to be patient, and take some calculated risks, it can produce some astonishing wealth over time. Rush into it, however, and the results can be painful!
