Out again with my team checking out another well-located retail facility in Houston, Texas. This Class A facility has some good tenants, including a Starbucks, a dental office, and a nail salon.
However, there are major problems with how it was designed. It was overbuilt for the size of the parcel creating minimal parking availability. Due to this:
· Starbucks has no drive-through
· The large dental office doesn’t have near the room for staff, let alone patients
· Restaurants can never succeed here.
This space is across from another high rise, giving me the indication this space can be redeveloped as the existing leases expire.
Buying the property today at a premium allows us to make some cash flow while planning for future development that better suits the current land the property sits on.
