London is a city of two halves, and nowhere is that more visible than in Southwark. Join me on a POV walking tour through the heart of South London as we witness the stark contrast between multi-billion pound "regeneration" and the decaying remains of post-war social housing.
We begin at the Leake Street Tunnel (the "Banksy Tunnel") beneath Waterloo, a living gallery of ever-changing street art. From there, we step into the future at Elephant Park—a £2.3 billion development built on the ruins of the Heygate Estate. With its manicured gardens, glass towers, and artisan shops, it represents the pinnacle of modern London gentrification.
The vibe shifts as we head down Walworth Road to the historic East Street Market, a local institution since 1880 and the rumoured birthplace of Charlie Chaplin. Finally, we explore the Aylesbury Estate. Once one of Europe’s largest social housing projects, it now stands as a "concrete ghost," caught in a decades-long transition between abandonment and demolition.
What you’ll see:
The polished, net-zero streets of the new Elephant & Castle.
The bustling, diverse energy of a London street market (East Street).
The haunting, brutalist beauty of the semi-abandoned Aylesbury blocks.
A raw look at how London is changing in 2026.
