Are you thinking of using a gifted deposit to help buy your first property? That's great news! There are some things that you may need to think about with gifted deposits. Firstly, the lender will want to know where the money has come from. So, if it's from the bank of mum and dad, they may want to see proof from your mum and dad of where the money originated (ie. from their savings) etc. Also, you may need a letter from them explaining that the money is a gift and not a loan that you will have to repay.
Lenders accept gifted deposits from close family members but it can definitely be a bit trickier if you are using a gifted deposit from say a friend or distant relative... not all lenders will like that, again, for the same reason that they might be worried that really it's a loan.
