Today I visited a property where a new garage had recently been built after the original one collapsed.
Above the garage the homeowner created a completely separate office space — about 266 square feet with its own bathroom and workspace. It’s a quiet, private place to work that sits entirely separate from the rest of the home.
What made this visit interesting is that nothing in the home had actually failed.
The building itself changed.
Now the question becomes how to heat and cool a space like this efficiently, especially in a cold climate where the system needs to operate reliably through winter.
In many situations like this, a small independent HVAC system is the best solution. Ductless mini-split systems are often ideal for spaces such as garage offices, workshops, studios, or additions built above garages.
They can provide both heating and cooling without modifying the main HVAC system inside the house.
During this visit we looked at installing a cold-climate ductless mini-split console unit that could heat and cool the space independently, while also allowing the temperature to be managed remotely through Wi-Fi.
There were also a few real-world installation considerations, including limited access on one side of the building because of a neighbour’s hedge. Details like this often affect how HVAC equipment is installed in real homes.
