400 Lake Shore Drive is a luxury residential skyscraper development in Chicago's Streeterville neighborhood, located at the confluence of the Chicago River and Lake Michigan, on the former Chicago Spire site. Designed by Skidmore, Owings & Merrill (SOM), the project features two towers with modern architecture, high-end finishes, and amenities like a wellness center, spa, and terraces. The north tower is nearing completion (expected 2027) and will offer rental apartments, including affordable units, while the south tower is planned for a future phase.
Key Features
Two Towers: The north tower is 72 stories and 875 feet tall, with the south tower planned to be 765 feet.
Design: The towers have a telescoping profile with setbacks that create outdoor terraces, and feature large, floor-to-ceiling glass windows inspired by Chicago's historic "Chicago Window" design.
Residences: The north tower will have 635 rental units, with 20% designated as affordable housing.
Amenities: Includes a wellness center, spa, private event spaces, and outdoor terraces with city and lake views.
Public Space: The project adds new public lakefront space and extends the Chicago Riverwalk.
