In this video, you'll go through a practical case study on debt sizing using a simplified project finance model with one tranche of debt.
Two common lender constraints are applied:
A minimum DSCR requirement (e.g., 1.30x)
A maximum debt-to-equity (gearing) ratio (e.g., 75:25)
This exercise is designed to help you understand how lenders assess a project’s capacity to carry debt, and how these constraints interact to determine the maximum debt that can be raised. The model used is intentionally simplified to avoid circular references and focuses on the core mechanics of debt sizing.
