I finally managed to get the keys to my first buy to let refurb project. This house was purchased in my property holding group (limited company). This is the before walkthrough of the property, showing the beginner journey of a property investor. This property is in the north of the UK and is a 3 bed semi-detatched.

Purchase: £106,000
Costs: £6500
Refurb: £10,000
Gross Development Value: £135,000
Profit: £12,000
ROI (Cost): 27%

This property was bought using a normal mortgage, I used my own cash for the refurb. I'll be tying funds into this property for 2 years until either refinancing or selling. The numbers were quite tight on this so a bridge wasn't used to flip the property. Instead I'll hold for 2 years and benefit from rental income and capital appreciation, which when factored in makes the project around 64% return on my investment put into the project £40k.
