This is SO important! Before you start shopping around for a home, you need to know how much you're able to borrow. Without this information, you'll be wasting your efforts and will likely end up frustrated and disappointed.
👉 Be open and honest with your realtor.
Give yourself the best chance to win the home you want through transparency! The most effective realtor is one who is informed!
👉 No major purchases!!
Seriously though, this one is major! Once you have your pre qualification letter, hold off on purchases until after the closing is done. You don't want to change the DTI that you got qualified with because that can ultimately cost you the loan.
