Whether FHA or conventional is better depends entirely on your credit score — and the numbers might surprise you.
For buyers putting down the minimum in Texas, FHA requires 3.5% down with a minimum 580 credit score, while conventional requires 3% down but a minimum 620. The real difference shows up in mortgage insurance. On a $400,000 loan, FHA mortgage insurance runs about $176 a month regardless of credit score, while conventional mortgage insurance at a 620 credit score runs roughly $608 a month — more than $430 more. The crossover point where conventional becomes cheaper on mortgage insurance is around a 780 credit score, where conventional drops to approximately $116 a month. FHA also allows a higher debt-to-income ratio of 55% versus conventional's 50%, meaning FHA buyers can qualify for more home on the same income.
