Supreme Court’s Big Ruling on Property Ownership!
Just because your name is on the land record doesn’t mean you’re the owner!
In Karam Singh v. Amarjit Singh (2025), the Supreme Court ruled that mutation entries don’t confer ownership — they’re only for tax purposes.
The bench of Justices J.B. Pardiwala and Manoj Misra held that mutation entries only serve a fiscal purpose, i.e., they help the government collect land revenue or tax, but they cannot prove who the true owner is. Learn what this means for landowners, heirs, and anyone fighting over property. Title to property can be established only through: Lawful succession (natural inheritance), a valid and proven will, or a decree or judgment passed by a competent civil court.
We explain:
• The difference between mutation and ownership
• How the Limitation Act protects genuine owners
• Why Order 7 Rule 11 CPC can’t be misused to dismiss valid suits
