We'll break down the latest CREA (Canadian Real Estate Association) stats, revealing a divided market: while home prices are dropping in Toronto and Vancouver, they're on the rise in many other parts of Canada. Find out why national stats don't tell the whole story and why a city-by-city analysis is crucial.
This week, we cover:
CREA Monthly Stats Analysis: What the numbers really mean for buyers and sellers across Canada.
Realtor.ca Updates: Big changes are happening! We look at new features like the visibility of offer presentation dates in Saskatchewan (SRA) and discuss why these improvements to Realtor.ca are long overdue.
Mortgage Rates Update: Get the latest on the best available fixed and variable mortgage rates for both insurable and uninsurable mortgages, including a shakeup with the Big 5 Banks. We'll explain what "insurable" means.
Matilda's Question of the Week: What type of mortgage applies if someone has a huge down payment (e.g., 50-70%)?
The Down Payment Hurdle: A staggering one-third of Canadians say saving a down payment is their biggest barrier to homeownership. We discuss how government programs often miss this crucial aspect and look back at a promising (but short-lived) Saskatchewan initiative.
Half of Homeowners Needed Family Help: A BMO survey reveals nearly half of homeowners got financial assistance from family for their first home. Is this the new norm? We discuss the societal impact when the average first-time homebuyer in Ontario is now 40 years old.
The Stress Test Impact: Many are waiting for rates to come down, but even with current rates, the mortgage stress test means buyers are qualifying at 6%+.
Are you a millennial or Gen Z Canadian wondering if you'll ever afford a house? Are you tired of scrolling Realtor.ca and feeling discouraged? This video is for you.

Royal LePage Next Level
My name is Matthew Pfeifer, and this is Bald Prairie Real estate, a Canadian real estate channel. I am a REALTOR® in Regina Saskatchewan working for Royal LePage Next Level. In over 10 years working as a real estate agent, I have seen both ups and downs in the market. But there is no real estate market that you cannot buy or sell a house in. Often the media tries to present a Canadian real estate market, or they talk about the real estate market in Canada as if there is a national real estate market. The real estate market in Canada is very regionalized and local, which is why my monthly Canadian real estate market does not just look at the national statistics, or updates that cover Vancouver and Toronto only, but other individual cities like Calgary, Halifax, Montreal and more. The very local aspect of the Canadian real estate market is why it can be so hard for governments to craft policy for the "Canadian" real estate market. Being from Regina, me and my team specialize in the Regina real estate market and have a much different approach and outlook on Canadian real estate than a REALTOR® from a larger market like Toronto or Vancouver. I cover first-time home buyer topics, tips for selling your home, how to buy a house in Canada, monthly Canadian housing market updates and weekly Canadian real estate news recaps.
