The project will feature 260 rental units, with 60 units designated as below-market to support moderate-income families. This initiative aims to provide affordable housing options while also bolstering the city's transit infrastructure.

Urban planning expert Andy Yan highlights the delicate balance TransLink must strike between generating necessary revenue and fulfilling the broader societal need for affordable housing. The project's strategic location along the Broadway corridor—a crucial area designated for transformation into a "second downtown"—underscores the city's commitment to offering diverse housing options without displacing existing residents.

While the project received unanimous support from City Council, it's not without challenges. The term "below-market" can be misleading, as affordability remains relative, especially for those heavily reliant on transit. Unlike cities like Hong Kong, where similar transit-oriented developments are managed, TransLink faces the added complexity of operating within an open market. This venture marks a significant shift in how we approach urban development and public infrastructure, setting a new standard for future projects.
