BINSR stands for Buyer Inspection Notice and Seller’s Response—and it plays a major role in Arizona home sales after the inspection period.
In this video, I’ll break down exactly how it works:
🔍 The Buyer’s Role:Before the inspection period ends, the buyer must submit the BINSR and choose one of three options:
1. Accept the home as-is
2. Request specific repairs
3. Cancel the contract and receive their earnest deposit back
🔧 The Seller’s Role:The seller then has 5 days to respond by either:
Agreeing to all requested repairs
Offering to make only some repairs
Refusing to make any repairs at all
✅ Final Decision:After that, the buyer has 3 days to decide how to move forward—either accept the response, renegotiate further, or cancel.
