How to analyse a real estate deal ?
Good deal or Bad deal.
Let’s understand by an example
If you are investing in a Property of 30 lacs
& will get a Net Monthly Rent of 15000/-
Your rental yield will be :
Rental Yield = (Annual Rent/Property Value) x 100
= (15000 x 12 / 3000000) x 100
= (180000/3000000) x 100
= 6 % per year
And If your property value increases from 30 lacs to 32 lacs in 1 year
Your property appreciation will be :
Property Appreciation = (Property value increased per annum / Property Value) x 100
= (200000/3000000) x 100
= 6.67% per year
So your ROI (Return on Investment) will be
ROI = Rental Yield + Property Appreciation
ROI = 6% + 6.67%
ROI = 12.67% per year
Finally if ROI is above 12% per year then it is a good deal.
If ROI is between 8% - 12% per year then it is a average deal.
If ROI is below 8% per year then it’s a bad deal.
