DINCLE: Home Improvement Expert: I need guidance on how to deal with what appears to be mold on wood sub-floor around a toilet.
DINCLE: Home Improvement Expert: From the looks of it, the mold has been there a while.
DINCLE: Home Improvement Expert: After being away from my house for 2 weeks, I came back and notice that the 2nd floor bathroom had some linoleum tiles pealing up at the corners.
DINCLE: Home Improvement Expert: I'll pulled them off to find what's in the attached pictures.
DINCLE: Home Improvement Expert: My plan is to take off the toilet, cut out the affected wood, address any damage under the floor (ceiling of first floor), replace the 5/8" wood flooring, tile the entire bathroom (probably with ceramic or porcelain tile) and then replace the toilet, which appears to have a slow leak near one of the bolts.
DINCLE: Home Improvement Expert: Should I just wear an N95 mask or do I need something better?
DINCLE: Home Improvement Expert: Since it will be a couple days before I can deal with this fully, should I try to remove the mold with some type of cleaner first?
DINCLE: Home Improvement Expert: Or should I just cut out the wood and get rid of it ASAP?
DINCLE: Home Improvement Expert: I have a wife and son in the house.
DINCLE: Home Improvement Expert: I'm keeping the door closed, the vent sealed and the bathroom fan on.

The Home Smithy: Home Builder: Ok first thing I would like you to do is calm down some.
The Home Smithy: Home Builder: The mold is not going to kill anyone or cause brain damage in 10 years.
The Home Smithy: Home Builder: Yes you should wear protective gear when remediating the mold, but as long as you do not disturb it it isnt going anywhere.
The Home Smithy: Home Builder: Closing the door will keep it contained for now.
The Home Smithy: Home Builder: Give me a few minuets to write up a remediation plan for you.

The Home Smithy: Home Builder: You will need to inspect the tile behind the toilet too.
The Home Smithy: Home Builder: Remove at least one or two courses.
The Home Smithy: Home Builder: Try and save the tile for replacement.
The Home Smithy: Home Builder: Matching tile is a PITA.
The Home Smithy: Home Builder: Okay.
The Home Smithy: Home Builder: The first thing you should do is create a sealed work space.
The Home Smithy: Home Builder: This is accomplished with a rioll of masking tape ands some plastic painters sheeting.
The Home Smithy: Home Builder: Put on your NIOSH approved respirator (2 filter cartriges not one) and tape the plastic to the inside of the door frame (see drawing).
The Home Smithy: Home Builder: Let it hang down at least 2' onto the floor.
The Home Smithy: Home Builder: Once it is up the bathroom fan will provide a positive pressure to the outside that will prevent any of the spores from going into the house.

JustAnswer Customer: One additional piece of info.our bathroom fan vents into the ridge vent of our upper attic.
JustAnswer Customer: I was planning to vent it outside by the end of this year.
JustAnswer Customer: Should I worry about this air getting into our attic?
JustAnswer Customer: This attic was re-mediated for mold with using a paint spray about 6 years ago.
JustAnswer Customer: That occurred because previous owner had bathroom fans going into attic and not vent or outside.
JustAnswer Customer: Please let me know if this changes anything in your part one advice.

The Home Smithy: Home Builder: You definately should vent it to the outside before you begin disturbing the mold.
The Home Smithy: Home Builder: Part two.
The Home Smithy: Home Builder: Remove the toilet and the tiles as needed.
The Home Smithy: Home Builder: Also check the drywall on either side of the toilet.
The Home Smithy: Home Builder: If needed remove affected drywall and double bag for disposal.
The Home Smithy: Home Builder: Next you need to determine where the floor joists are.
The Home Smithy: Home Builder: You have to cut in the middle of them.
The Home Smithy: Home Builder: That way you can nail both pieces back on the joists.
The Home Smithy: Home Builder: DO NOT CUT ANY JOISTS OUT!
The Home Smithy: Home Builder: At least not yet.
