So many veterans believe that you need to have perfect credit or the most ideal deb-to-income ratio in order to qualify. The reason for this is due to poor guidance from real estate professionals and lenders who don't understand the VA guidelines. The VA loan is not a DTI or debt-to-income based loan. It is a residual income based loan. There also is no minimum credit score with VA loans. Now sure, with this comes a bit of a caveat. You see the VA does not do loans, the VA "guarantees" the loan. Lenders are who do the loan and its up to them to decide how much of the VA guidelines they want to follow word for word or if they want to add some type of overlay or added restrictions on top of the VA guidelines. In this video I am going to show you how to get a VA loan with bad credit or less than perfect credit along with some tips and tricks to help boost your credit rating.
