Mission Viejo real estate case study: one home sat on the market for 6 months and did not sell.
After implementing a refined pricing strategy and expanded marketing exposure, it ultimately sold for a record price.
In this short case study, I walk through a recent sale in the Timberline tract of Mission Viejo that highlights how pricing strategy, marketing exposure, and positioning can dramatically impact results in today’s market.
The property was previously listed for approximately six months with another agent and did not sell. After re-listing, we implemented a more refined pricing strategy, professional video marketing, targeted digital exposure, and clearer positioning of the home’s high-value upgrades, including the newer roof and owned solar.
The result was a significant increase in buyer activity, multiple offers, and ultimately a record sale price of $1,275,000 for the Aspen floorplan in the Timberline tract.
This case study is especially relevant for Mission Viejo homeowners who may be considering selling and want to understand how strategy and exposure impact real-world results in today’s market.
