The first recommendation that I can have would be to make sure that the realtor knows the area and not just the specific city. For example, Dallas has over 1 million on population but the Dallas-Fort Worth metroplex has over 7 million so you could imagine - that's a big difference in the number of houses - so you want to make sure that they know the entire area.
