Rivergate Mall has officially been sold to a Cincinnati-based development company for $33 million, and the entire property is set to be demolished starting in late 2026. If you have memories of the old food court or the indoor carousel, you are not alone. For many Middle Tennessee families, Rivergate Mall was a staple for decades.

But a massive transformation is on the way.

The new owners are planning a $450 million mixed-use redevelopment that will completely reshape the site. Here’s what is currently planned:

• Nearly 1,000 housing units, including approximately 700 multifamily units, 100 townhomes, and more than 80 senior living units
• 130,000 square feet of retail and dining space
• Hotel and office space
• Green space and a central plaza
• Land reserved for a future WeGo transit center
• Infrastructure funding support through an agreement with Metro
• Affordable senior housing included in the plan

This marks the largest retail sale by square footage in Nashville over the past five years, and the full project is expected to unfold into the early 2030s.
