Balancing stabilized and unstabilized properties has been a defining challenge in my real estate career. These are two completely different business models, and understanding how to manage them effectively is essential for scaling, reducing risk, and maximizing cash flow.
Early on, my portfolio was 75 percent unstabilized, meaning I was constantly in reposition mode—dealing with high vacancies, maintenance issues, and unpredictable income. Today, that number has shifted to between 25 and 40 percent, with the majority being stabilized assets that generate steady cash flow and require less hands-on management.
Stabilized properties bring predictability. Once rehabbed, occupied, and integrated into efficient property management systems, they produce consistent income, have fewer maintenance issues, and experience minimal turnover. They run smoothly on well-established processes.
Unstabilized properties are a different challenge. With outdated materials, more maintenance concerns, mismanaged systems, and unpredictable residents, they come with higher vacancies, increased delinquency risks, and fluctuating income. Expenses can spike while working to bring them up to standard. The repositioning process requires heavy investment, rapid decision-making, and a high level of coordination.
For me, minimizing risk means moving through the unstabilized phase as quickly as possible. I prefer to invest heavily in capital improvements early, tackling the most challenging aspects of repositioning upfront to stabilize the property faster. Some investors take a slower approach to control costs, but I believe pushing through the hard, expensive work quickly leads to lower long-term risk and a stronger, more resilient portfolio.
Finding the right balance between stabilized and unstabilized assets is essential. Stabilized properties provide a steady foundation, while unstabilized ones create opportunities for growth. The key is knowing how much instability your business can handle and making strategic decisions that support long-term success.
