THE DOWNSIZING DECISION
If you're a Australian homeowner aged 55 or over, downsizing your property could be one of the biggest financial decisions of your retirement. It might free up hundreds of thousands of dollars in equity. It might reduce your ongoing living costs. It might allow you to boost your superannuation significantly.
But it might also trigger unexpected stamp duty bills. It might increase your annual expenses through strata fees. It might affect your Age Pension entitlement in ways you hadn't considered.
Most people GUESS at these numbers. This video and calculator help you CALCULATE them.

WHY 2026 MATTERS
Several important changes and continuations apply to 2026:
Stamp Duty Concessions:
Most states continue offering reduced stamp duty for over-55s downsizing into a new main residence. The calculator applies a concessional 1% rate if you qualify, compared to the standard 3% estimate. Actual rates vary by state—check your State Revenue Office for precise figures.
Downsizer Super Contributions:
The $300,000 per person limit continues in 2026. This is NOT counted toward your concessional or non-concessional contribution caps. You can contribute even if you've already maxed out your other super contributions. You must be 55 or over at the time of contribution.
Age Pension Assets Test Thresholds:
For 2026, a homeowner couple can have assets up to approximately $470,000 (combined) and still receive a part Age Pension. Every $1,000 above the threshold reduces pension by $3 per fortnight. Cash from downsizing is assessable. Super in pension phase is generally exempt.
