2025 is coming to close, and anyone impacted by real estate are starting to speculate what the new year will bring. Third year of slow downs has people questioning whether to make a move or stay put.
Balanced base case for NS (with HRM resilience):
• With BoC at 2.25% and another decision imminent, financing is easier than 2024 but not “cheap.” We’re likely to see a quiet winter followed by a busier spring if rate expectations stabilize or inch lower. HRM should stay relatively brisk (MOI low-3s), while South Shore/Highland/Yarmouth remain buyer-tilted. Bank of Canada
Supply overhang vs. latent demand:
• Elevated starts (esp. Halifax multis) plus rising vacancy suggest more options for move-up buyers and investors. This caps rapid price growth outside the tightest pockets. Province-wide, expect modest price gains or flat through winter, with HRM leading and buyer-markets holding steady elsewhere. Government of Nova Scotia+2Canada Mortgage and Housing Corporation+2
Population still growing—just slower:
• NS is still adding people (+1.0% y/y), which supports a floor under demand. But the cooler pace of net inflows means less frenzy than 2021–2023; pricing becomes more micro-local (street/condition) and sensitive to presentation. Government of Nova Scotia+1
Risk checks:
• If national momentum softens again (CREA flagged softness) and construction threads through into higher resale competition, MOI can drift up in outer regions—pressuring list-to-sale ratios. Conversely, any dovish surprise from BoC in early 2026 would tighten HRM quickly. CREA Statistics
