Investors are being told that if they want to get into the rental real estate business, they should buy a rental property above the appraised value. This is a horrible idea, and in this video I'm going to tell you why.

Three reasons to never buy a rental property above appraised value:
You are more likely to lose money on your investment
You will have less equity out of the gate, which will limit your options for portfolio growth.
You will have a higher monthly mortgage payment than you would if you purchased at or below appraised value.

Red flags when working with a turnkey real estate company:
If they're asking for a premium, they're overvaluing their product.
If the merit of your investment is based ONLY on the expected growth, you're likely missing out on cash flow.
If the properties are located in hot markets, it's often not a solid investment.
